As a custom home builder, Homes by JICI allows you to have inputs for the entire process. We are building more than a house. We are building a major part of your life.
The contractor must have an excellent reputation within the community. He or she should have similar project experience, qualified personnel, and the financial strength to promptly pay all of its vendors and subcontractors.
We expect the same thing you do when selecting a general contractor. Honesty is a must, as we want owners to treat this as a partnership until the project is completed. We want to have smooth communication lines with our owner-partners because this is important to the project’s success.
When changes that benefit the owner are requested or necessary, we need you to quickly accept financial responsibility in order for them to push through. We also appreciate owners who promptly make payments when the invoices arrive since our company and subcontractors rely on them for our business operations.
Yes. Homes by JICI has a range of services in-house. This includes fulltime CAD operators, estimators, project managers, and Interior Design services. At Homes by JICI, if chosen by you to build you home, we want to be your deign professional. Even though Homes by JICI relies on outside professionals to assist us with the design of your home, Homes by JICI is always the responsible party to you.
We work closely with different real estate offices and agents, and we can direct you to a specific agent who fits your exact needs. Once we located a property, we can help you determine whether your project can be constructed based on the local planning and zoning laws.
The process take approximately 2-3 weeks depending on the size and complexity of the project.
We can supply you with a list of past owners. This will allow you to visualize past projects and talk to the owners so they can give you an idea of how we worked together.
Furthermore, we can provide you with a list of our subcontractors and vendors so that you can obtain another perspective on how we run our projects and how we settle our obligations in a timely manner.
Just like all general contractors, we also get assistance from subcontractors. They can help us with projects we don’t specialize in and step in whenever our whole workforce has a full schedule.
We have an internal workforce of approximately 20 workers who directly perform numerous phases of the project, especially all rough and finish carpentry and concrete.
We put a tremendous amount of effort to maintain the schedule we commit to owners. We initiate weekly progress meetings that give key personnel opportunities to have inputs on the project. Additionally, we monitor all projects on a computerized scheduling program.
- Design Process: 1 to 4 weeks depending on the complexity
- Cost Determination: 1 to 2 weeks depending on the contract terms
- Permit Process: 1 to 8 weeks depending on the requirements
Homes with well and septic tank systems may have a longer turnaround time for the permit process.
All of us at Homes by JICI are confident that we are substantially better than our competitors because of our unmatched focus on quality. We provide a warranty on all labor and materials for 5 years from the substantial completion of the project.
If there is a structural defect within 5 years for new homes and 2 years for remodeling projects from the substantial completion of the project, we will stand by our workmanship, whether performed by a subcontractor or our own internal laborers.
Our primary trading area is Northeast Indiana, specifically the following counties:
Residential projects may require several difference approvals and permits;
Under Planning & Zoning Approvals, some may include; zoning, setbacks, lot cover, etc.
Under Construction permits, the following may be required to obtain prior to starting; improvement permit, driveway permit, well permit, septic permit, etc.
While some permits can be obtained by the home owner, it may prove to be beneficial to have Homes by JICI assist in securing all of the permits necessary for your next building project.
